Villa home guide: Villa home inspection can be divided into ten steps

Villa home inspections have the same features as ordinary residential home inspections. There are also many notable differences. Under normal circumstances, the villa owner can follow the following process.

step 1

First look at the appearance of the villa, pay attention to observe: whether the outer wall cracking, whether the surrounding ground sinks.

Step 2

Try the intercom alarm system at the door of the villa. Pay attention to whether the system is consistent with the contract's brand, model, etc.

Step 3

After entering the home, starting from the entrance door, in order to test the hall, living room, bedroom and other room space ground, walls and other empty drums, cracks, whether white wall wrinkles. Can use hammers, yin and yang angles, detection feet and other related tools.

Step 4

Check whether the doors and windows have scratches, especially pay attention to whether the sealing of the doors and windows is tight, whether the installation is in place, whether there is any inclination, and whether the protective window is installed in the floor-to-ceiling windows with large glass areas.

Step 5

Into the bathroom, kitchen and other space, with the naked eye to observe the ground, walls and corners have no traces of water. Then put water to make a waterproof test and see if there is any seepage after 24-48 hours.

Step 6

Observe whether the water supply and drainage system pipes in the bathroom, kitchen, etc. are unobstructed. You can try to pour water into toilets and various floor drains. Pay attention to whether or not the sound of flowing water is emitted. If there is no sound, it may indicate that a certain part of the pipe is blocked. If the drinking water is groundwater sourced from a self-provided well in a community, pay attention to whether the water quality meets the standard.

Step 7

Check whether the gas meters, water meters, and meters are up to the standard. Ask whether the developer needs to go to the bank to charge. If the charge in the residential area may be a temporary use of electricity, it should be agreed in advance with the developer to access the municipal electricity.

Step 8

Test whether the villa heating system is qualified. Most of the villas are heated by separate households. Observe whether the boiler brand is consistent with the contract. If it is a municipal or residential district heating system, check whether the radiator and the room area match. In addition, you can try to pressure the heating pipe, the general boiler 1.5 to 2 pressure is qualified, the central heating pressure is 6-7.

Step 9

Check the circuit installation is qualified. Measure the minimum cross section of the wick that leads to the lamps and sockets. The average household electric wick diameter of 2.5 mm is acceptable. In addition, pay attention to the sensitivity of the leakage protection system.

Step 10

The villa usually has a basement, a terrace, access to the basement, or boarding the terrace to observe if there are any traces of water in these areas, and if necessary, make a waterproof test.

â–  Tips

Four strokes to detect leaks

The first stroke: The basement waterproof layer of the villa is generally 30-50 cm above the ground. Observe whether the actual height of the waterproof layer of the outdoor outdoor wall is up to the standard.

The 2nd move: The basement with windows should observe whether the seal of the window is tight and whether there is any trace of seepage inside the room.

The third measure: to detect whether the balcony, roof light leaks. The simple method is to enter the room to see if there are signs of seepage inside. In addition, observe whether the slope of the water flow on the roof is up to standard, and whether the downpipe seal is tight and whether there is any trace of water leakage. If necessary, waterproof tests can be done on the terrace.

4th trick: For the bathroom, kitchen and other space, you can visually observe whether there are traces of water. Waterproof test if necessary.
